Long-Vacant Suite at Alabama Row to Become New Dental Practice in 2025

HOUSTON, TX — Alabama Row, a three-suite shopping center at the high-traffic corner of W. Alabama Street and Mandell Street, has been a key part of the Montrose neighborhood since opening in 2018. Just steps from The Menil Collection and the University of St. Thomas, the center—managed by Keen Realty Group—is already home to two crowd-favorite restaurants: The Waffle Bus and Lua Viet Kitchen.

For years, the center’s middle suite has puzzled passersby. Visibly vacant since the property’s debut, its inactivity raised questions in the neighborhood. Now, that mystery has an answer—and a new chapter.

Despite appearances, the suite has been continuously leased since 2018 by a major dental provider with over two dozen locations across Houston. The company had plans to build a new facility at Alabama Row, but delays—including those caused by COVID—stalled construction indefinitely. Though rent and operating expenses were paid in full, the space remained untouched for more than six years.

That’s about to change.

Keen Realty Group has announced a new lease agreement with Dr. M. Shinta and Dr. N. Amin, two well-established dentists who have practiced in the Houston area since 2014 and 2016, respectively. Operating under the name My Dear Dentist, their new clinic will bring modern, full-service dental care to the heart of Montrose.
